Heritage-listed residence within the Orsini Castle of Morlupo, a medieval hill town thirty kilometres north of Rome.

The Orsini Castle has commanded the skyline of Morlupo since 1580, rising above the main square of the Rione Mazzocca and the church of San Giovanni Battista. Within this sixteenth-century fortification, a private residence of two hundred and fifty square metres over two levels retains the scale and character of the original noble dwelling: ceilings approaching six metres, three stone fireplaces, and solid timber mezzanines.

The Reception Rooms

Two independent entrances on the castle facade define the layout. The first opens onto a reception foyer leading to the principal rooms — two interconnected salons with ceilings close to six metres and views across the medieval rooftops. In the first salon, an ancient peperino fireplace marks the heart of the space; peperino is a local volcanic stone characteristic of the region’s historic architecture. The second salon, more intimate in proportion, features a habitable timber mezzanine suited to use as a library or private study, with coffered ceilings and a third fireplace.

The second entrance leads to a generous kitchen with dining area and pantry — a room of striking volume, nearly six metres in height, distinguished by a carved period fireplace.

Beyond the interior rooms, a large terrace sheltered by the castle walls offers the potential for a hanging garden, extending the living space into the open air.

The Private Quarters

The principal bedroom suite occupies two levels connected by an internal staircase. The lower level accommodates a dressing room and bathroom with bathtub; the upper level opens into the bedroom. Ceiling heights of three metres are maintained throughout, preserving the generosity of proportion that defines the residence.

A second bedroom suite is reached via a wrought-iron spiral staircase and occupies the upper volume above the main entrance. It comprises a bedroom with en-suite bathroom overlooking the castle square.

Morlupo and Its Setting

The medieval hill town lies thirty kilometres north of central Rome — under forty minutes by road. Morlupo offers the quiet and privacy of a small historic borgo surrounded by unspoilt valleys, while remaining within practical reach of the capital. A multi-storey car park steps from the castle connects to the upper town, where local amenities are concentrated.
